Perform Analysis
Our Underwriting team will perform an in-depth financial analysis to determine whether the opportunity fits within our investment guidelines.
Initial Offer/Due Diligence
Based on initial underwriting, an offer price is determined. An accepted offer will then lead to a due diligence period where we will inspect the property for damage/future repairs/improvement costs. Once all inspections are finalized, a final cap-ex figure will be determined and will be input into underwriting model to determine if further negotiations are required.
Secure Funding/Closing
Once purchase price is finalized, funding will be secured through one of our partner lenders and the property will transfer ownership at closing.
Manage the Property
Once the property is acquired, we hire professional property management to handle daily operations. This includes overseeing maintenance, collecting rent, and handling any issues that arise.
Generate Returns
As the property generates income, we distribute returns to our investors. This typically comes in the form of monthly/quarterly distributions, and eventually a portion of the proceeds from the sale of the property.
